THERE ARE SEVERAL REASONS THAT A LEGACY

HERE ARE JUST A FEW.
1) We will not accept “kick-backs”
In today’s business environment, most real estate offices have decided to establish business relationships with other service providers. These relationships are a way for offices to enhance their bottom line. Examples of this might include, a title company “renting” office space, a mortgage officer/ banker paying for real estate advertisements, a home warranty company paying the agent for each warranty sold, etc.
At Legacy Realty Professionals, we believe that these kick-backs, although legal when properly disclosed, are not in the best interest of our clients. We feel that other real estate companies might be more inclined to sell you something you don’t need, or to refer you (the client) to someone that may not be the best, or charge the best rate, simply because that company is willing to pay the largest kick-back. We will not accept these types of fees, contracts, or kick-backs.
This policy has direct benefits to our clients. One example is the savings on a home warranty. The home warranty company we use – America’s Preferred Home Warranty – charges $390 for a standard 12 month home warranty for a single family home….this price however has a built in referral fee ($100) to the real estate company. Because we do not accept the fee, we can offer our home warranty to buyers and sellers for $290. Most other real estate companies will charge $390 to $450 for their home warranty.
So if you ask a Legacy Professional, do I need a home warranty? Who would be the best loan officer for my circumstances? Can I pick which title company I want to work with? You can be confident that our answer will not be biased by any financial incentives.
2) We do not charge any additional fees.
Transaction fees, Closing fees, Processing fees, Disclosure fees, and Compliance fees.
These are the various names used by other real estate companies to charge both their buyers and sellers a fee in addition to the commission they receive. What are they for? They are simply another tool a real estate company can use to increase their profitability. These fees also make it very difficult for the consumer to tell the real cost of selling their home. With the buyers and sellers getting charged fees in addition to the commission, the seller will get less money at the closing table.
We will not charge any additional fees.
3) We have the best guaranty in the business.
Any real estate agent can promise the world when you meet with them. It is after you sign the contract that you find out if they really will do all that they promised.
Will they promptly return your calls?
Will they advertise your listing? If so, how often and where?
If you hire them to sell your home, when you call with a question or concern, will you be speaking with the agent you hired or will you be working with a less experienced assistant or secretary?
At Legacy Realty, we think these are important questions to ask. We can give you specific answers to your questions; but more importantly, with a Legacy Professional, these concerns are addressed right in our contract. If at any time during the term of our listing prior to accepting an offer, you are not completely satisfied with our service, you can cancel our listing. No questions asked. We put this in writing because we honor our commitments and value your business.
